End-user license agreement
Version prepared September 18, 2026. Effective upon publication.
1. App and authorized use
This agreement describes use of the CMES Properties desktop application provided by CMES Properties LLC. The app is intended for the company’s internal property management and authorized personnel, not public distribution. Use of the app is subject to these terms. If you are not authorized by CMES Properties LLC, do not use the app or connect a QuickBooks company.
2. License
CMES Properties LLC grants authorized users a limited, nonexclusive, nontransferable right to use the app for its internal business purposes. This does not transfer ownership of the software. Users retain any rights they hold in their records. Third-party software and services remain subject to their own terms.
3. User responsibilities
Use only records and accounts you are authorized to access. Keep the Mac, backups and credentials secure. Review imported information, expense categories, lease dates, allocations and calculations before relying on them. Do not use the app unlawfully, give unauthorized people access, circumvent access controls or redistribute it without permission.
4. QuickBooks connection
QuickBooks access requires Intuit authorization. The current integration reads selected company records and creates local review copies; it does not create invoices, move money, change QuickBooks transactions or automatically post preview records into the app’s monthly finance totals. QuickBooks remains the company’s official accounting system. Access can be interrupted by expired authorization, service availability or changes to Intuit’s requirements. CMES Properties LLC is responsible for this app; it is not an Intuit product or endorsement.
5. Financial and property records
The app assists with recordkeeping and calculations. It is not legal, tax or accounting advice and does not certify that a payment cleared, an account was reconciled or a tenant balance is correct. Missing history, source errors, dates and manual adjustments can affect results. Review original invoices and payment records, and maintain appropriate backups.
6. Privacy
The privacy policy describes how the app handles information, local retention, connection credentials and requests for help with access or deletion.
7. Availability and warranty
To the extent permitted by applicable law, the app is provided as available without a promise of uninterrupted operation or error-free results. Nothing in these terms excludes rights, warranties or liability that cannot lawfully be excluded. CMES Properties LLC may update or discontinue the app; users should retain records they need independently.
8. Ending use and changes
CMES Properties LLC may end a user’s authorization. On loss of authorization, stop using the app and accessing company data. Disconnecting QuickBooks does not erase retained local records or backups. Updated terms will be identified by an effective date and made available to authorized users. Material changes should be reviewed before continued use.
